Big 2 Story Fixer Upper in Missouri


Up for auction, we're offering this 1700 SQ' M/L Three or maybe four-bedroom fixer upper house (the floor plan is entry way, living room, dinning room, bedroom, big den , kitchen, full bath. The upstairs entry way, 2 bedrooms, full bath. . It is located at 202 Macon st.. in Brookfield, Missouri--a little town of approximately 5000 M/L people. This "FIXER UPPER GOLD NUGGET " is situated on an attractive well shaded corner lot 140' by 50' M/L lot located in a nice, quiet little neighborhood.
As you can see its needs work and needs a good cleaning , its a two story house, its got a big deck on the side and a little deck on the back, as you know decks are high price to build, the decks would run in the thousands of dollars. The decks need to be power washed to bring back the glow. There is one part of the guttering that is hanging, needs to be tacked back up. . Has some nice hardwood floors in it. The floors down stairs in the entry way and living room has linoleum , we tried to take it up but was stuck to the floor real good. There is probably something out there that would make this a easy task, but I didn't take time to find out. The kitchen has a leak in the ceiling and the sheet rock is falling down. I reparied the roof with steel roofing but there is a leak somewhere., but that part of the roof is a small area on the back of the house the rest of the roof looks good also.. The dinning room they started to lower the ceiling and didn't finnish it. The old ceiling had a bad place in it where the bathroom upstairs leaked . Thats all fixed . The ceiling had a place cut out and replaced it with a new piece , ready for a new spray on ceiling or to finnish the lowering of the ceiling. as with most any older house it won't pass the marble test. To be lived in on what degree depends on each individual's taste/opinion/stardard of living. It has city water and city sewer and has a gas furnace . The stove in the kitchen sells with the house its electric. The handyman in search of a remodeling project--this is it.. WHEN DONE THIS WOULD MAKE A BEAUTIFUL PLACE. And remember this is a fixer upper that means it needs some work, somebody with skills and has the vision of what this house can be. THIS IS A , AS IS WHERE IS AUCTION.

There is a $3,000.00 NON-REFUNDABLE DEPOSIT (A PERSONAL CHECK or money order) due via overnight services at the close of the auction the next business day; in other words--auction over, the next day get your personal check or money order and send out to me. This deposit payment is deducted from the purchase price of the building. You will also be responsible for up to $500 of sellers costs at final closing. $500.00 is the most it will cost you. We will need to close within 30 days from end of auction; PRIOR TO BIDDING, please make certain that you have made appropriate arrangements to secure funds to meet the 30-day closing requirement. Should circumstances warrant an extension beyond the 30-day closing deadline, a penalty charge of $1000.00 per week up front will be required. This may sound a little "stiff", but due to past experiences, we find it necessary to do this because we have had people bid without actually having made financial arrangements prior, and the closing drags on for months and sometimes never happens.
