You are bidding on this ranch brick home in Hamlin Texas. You are bidding on the FULL purchase price with NO RESERVE. Including the garage the house is 2072 SQ ft. and the lot is 100' frontage and 140' deep. As you can see its pretty nice BUT has some problems. First of all last spring Hamlin had 15" in. of rain in a short period of time and some water did get into the house and all the carpet was taken out and there is a concrete crack from one end of the house to the other end as shown in the picture. So its according to your standard of living. So you say to yourself do live in the house as-is and live in a nice house and nice nieborhood and great town and fix it someday or do I poor concrete down the crack and smooth it over and put new carpet down and live there. Or just buy it because its cheap. I don't know you are going to have to decide because its going to sell to the highest bidder. It has city water city sewer and the electricity is on right now so I know that works. As far as plumbing works, I don't know but I would say yes but I am not guaranteeing it. It has a 2 car attached garage and is 506 sq' ft. and central air and heat, does it work I don't know but I would assume it does but not guaranteeing it. Its has a good roof and no basement and has a big privacy fenced in back yard the taxes I paid was around $589.90 w/exempts.
