I had never heard of this before, but I recently found out that this area might be a good option for investment property. Volusia County Tax Certificate Sales

There was an article in the paper today that said that they didn't sell of the certificates that were delinquent and they will be having another sale soon. I will keep you posted as to the date, or if you want to check for yourself click here. With the last sale there wasn't even a bid for the lowest interest rate, you could just buy them at a flat rate of 18%. Sounds like a good deal to me, especially if you have the extra cash laying around.

Florida Tax Sales

Florida recently held their tax sales to auction off tax certificates on delinquent properties. Most counties will identify the property owner, parcel number, legal description and the amount due. In some cases, the tax sale list may include the tax collectors assessed value of the property.

The county tax collector has the authority and obligation to collect all taxes as shown on the tax roll by the date of delinquency or to collect delinquent taxes, interest, and costs, by sale of tax certificates on real property and by seizure and sale of personal property. The tax collector shall be allowed to collect reasonable attorney's fees and court costs in actions on proceedings to recover delinquent taxes, interest, and costs (Sec. 197.332).

The way this works is that the buyer of the tax certificate bids down the interest starting at a maximum of 18 per annum from the date of delinquency until a tax lien certificate is sold (Sec. 197.172). Each certificate shall be sold off to the person who will pay the taxes, interest, costs, and charges and will demand the lowest rate of interest, not in excess of the maximum rate of interest allowed by this chapter. The tax collector shall accept bids in even increments and in fractional interest rate bids of one-quarter of 1 percent only. If there is no buyer, the certificate shall be issued to the county at the maximum rate of interest allowed by this chapter. (Sec. 197.432).

When a tax certificate is redeemed and the interest earned on the tax certificate is less than 5 percent of the face amount of the certificate, a mandatory charge of 5 percent shall be levied upon the tax certificate. The person redeeming the tax certificate shall pay the interest rate due on the certificate or the 5-percent mandatory charge, whichever is greater. This subsection applies to all county-held tax certificates and all individual tax certificates except those with an interest rate bid of zero percent. (Sec. 197.432 (2) ).

Any person may redeem a tax certificate at any time before the tax deed is issued or the property is placed on the list of lands available for sale (Sec. 197.472). The certificate holder is entitled to initiate a judicial foreclosure proceeding any time after two years from April 1 of the year the certificate was purchased; however, the proceeding must be commenced within seven years of the certificates date of issuance (Sec. 197.502).

The deed is assigned at foreclosure to the holder/owner of the Tax Lien Certificate. (1) The holder of any tax certificate, other than the county, at any time after 2 years have elapsed since April 1 of the year of issuance of the tax certificate and before the expiration of 7 years from the date of issuance, may file the certificate and an application for a tax deed with the tax collector of the county where the lands described in the certificate are located. The application may be made on the entire parcel of property or any part thereof which is capable of being readily separated from the whole. The tax collector shall be allowed a tax deed application fee of $75 (Sec. 197.502).

Each county holds their own tax certificate sale, so if you are interested in bidding next year, please see the county website for more information. For example Volusia County would be www.volusia.org.

Up for auction, is a 2 bedroom 1 bath fixer upper located in Corwith, Iowa. A North Central Iowa town of approximately 400 people. The house sits on a lot approximately 60' wide by 165' long M/L. Which is approximately .23 of an acre more or less. The house comes with a nice sized detached garage that sits back from the house just a little ways and is painted the same color as the house as the pictures show.

The house is a ranch style house. The roof appears to be in good shape. The house is close to the local school district. You can see the schools athletic fields from the back yard of the home. The house sits in a nice clean neighborhood with lots of nice homes surrounding it. The house is on City water and City Sewer.

The interior of the home consists of a family room, kitchen, full bathroom and 2 bedrooms and full basement. When you enter the house there is an enclosed front porch that has 2 really nice built in corner cabinets. Corwith is only 40 miles from Clear Lake, Iowa where there is lots of shopping and restaurants. Corwith is also 115 miles north of Des Moines, Iowa and 145 miles south of Minneapolis Minnesota.

A great benefit of this house is it’s size, It’s a very Large home, measuring 1344 SQ in size. I have listed it as a 3 bedroom, although 1 of the bedrooms is actually large enough to be 2 different bedrooms and also has 2 separate entrances. The county does have it listed as being a 4 bedroom house. Up for auction, we're offering this 1700 SQ' M/L Three or maybe four-bedroom fixer upper house (the floor plan is entry way, living room, dinning room, bedroom, big den , kitchen, full bath. The upstairs entry way, 2 bedrooms, full bath. . It is located at 202 Macon st.. in Brookfield, Missouri--a little town of approximately 5000 M/L people. This "FIXER UPPER GOLD NUGGET " is situated on an attractive well shaded corner lot 140' by 50' M/L lot located in a nice, quiet little neighborhood.
As you can see its needs work and needs a good cleaning , its a two story house, its got a big deck on the side and a little deck on the back, as you know decks are high price to build, the decks would run in the thousands of dollars. The decks need to be power washed to bring back the glow. There is one part of the guttering that is hanging, needs to be tacked back up. . Has some nice hardwood floors in it. The floors down stairs in the entry way and living room has linoleum , we tried to take it up but was stuck to the floor real good. There is probably something out there that would make this a easy task, but I didn't take time to find out. The kitchen has a leak in the ceiling and the sheet rock is falling down. I reparied the roof with steel roofing but there is a leak somewhere., but that part of the roof is a small area on the back of the house the rest of the roof looks good also..
